Charleston Move Out Repair Projects- Best 5 of 2022

My favorite part of what we do are the home rehab projects in vacant homes in between occupants. I would choose working on a repair project in a house over sitting in an office any day. In 2022, we assembled an excellent team and were able to complete move out repairs quickly on several tight schedules. Below are our favorite 5 from 2022.

5. This was our second project of 2022. This was not a large project but a new challenge removing shower doors that were falling apart. Those doors are heavy. We refinished the colored tiles white and refinished the tile flooring light gray to give the bathrooms a bright clean look that made all the difference with advertising. We really enjoyed working in the established neighborhood of South Pinepoint in West Ashley.

4. Hurricane Ian took out one side of the fence at a house in Mt Pleasant and we removed the old fence and built a new one. Another small project that we were able to add to an already busy schedule in October and complete quickly. The weather was so worth it working outdoors in October.

3. #3 and #2 are pretty interchangeable in terms of the scope. Both were larger projects with tight deadlines. This one started December 14, 2021 and was a tight 3 week deadline with holidays to get the property ready for the owner to move back into on January 07. The scope included painting walls, trim, doors, and ceiling all the same color in different sheens. We refinished the kitchen cabinets with a high end matte paint and new hardware, removed the kitchen island, removed a wall to enlarge a laundry room, and refinished the garage floors with a slate gray epoxy. The end results were very nice. Not all of the repairs are pictured.

This one makes #3 instead of #2 because it’s the only repair project we have had to call the police on due to the behavior of an outside contractor. Fortunately, we had all of the doors locked and keys inside the home when this person arrived at the house being renovated. We were able to record his threatening calls to provide to the police. This was an eye opener and a turning point for how we would coordinate the move out repairs going forward… in house with primarily female technicians. 2022 was a much smoother year with repair projects with women working together.

James Island Flooring and fence replacement

2. This town home on James Island makes our #2 as we got to do 2 projects on the home in 2022. In February 2022 we replaced the back yard fence and gate (not pictured) and extended the back yard space. In August 2022 we replaced the carpets with Mohawk LVP flooring among other move out repairs. We had a tight deadline to get the home ready for new tenants and spent 30 hours at the home the weekend prior to their move in date. When the toilets were pulled we found roots growing under the crawlspace that had to be addressed as well as condensation leaking from the HVAC ducts. We had a great team of technicians, plumbers, and HVAC contractors. We were able to complete this project on schedule (barely).

  1. This project was a full home remodel that took 45 days to complete in April and May 2022. The scope involved painting all walls, trim, and doors, refinishing kitchen cabinets and bathroom vanities with new hardware, replacing wire shelving with custom shelving, replacing floors in the office, new glass door knobs and keyless entry, replacing all window treatments with 2” faux blinds, and much more… Best part is that none of the work that could be performed within our scope was given to outside contractors. I learned so much on this project.

    This house has water front pond views and during the day you would see turtles sunbathing and in the evenings egrets flying. There is a lovely back yard screened in patio that overlooks the water. This project easily takes 1. because of the story (not mine to tell.) Lots of love in this home. This project popped up at a time when I needed it most as reassurance that the time and effort we place in rehabbing these homes is valued. I am not used to working in houses with the owners present, but it was lovely to see the owner and her friends stop by to support their friend and to support the work we were doing. The owner and her daughter are pro women-owned businesses and I was able to assemble a team of female technicians that work well together for future projects.

    When this project was complete we held a happy hour for the owner and her friends before tenants moved in.
