Charleston Home Makeovers- Top 5 Home Renovation Projects Spring and Summer 2021

My favorite part of what we do is remodeling investment homes to increase rental value and make the homes more desirable to live in. In 2021 we have completed and coordinated some fun projects. Below are our top 5 from 2021:

  1. Ashleyville Bungalow- Out of all the homes we manage I have worked with this one the longest. It’s a hidden gem in West Ashley on a quiet street with Ashley River views. Our clients finally put their trust in us to make the interior of this 3 bedroom home as beautiful as the front yard views. This was a very last minute project to fit into our schedule as fall was approaching. We pulled ideas and suggestions from a spring renovation project. The older homes can have some challenges such as water damage and oil based paint on trim work. The results were day and night. Some of the upgrades we made included painting the walls and trim, smoothing bathroom ceilings, installing new doors, hinges, and knobs, removing bifold doors and installing curtains to allow more airflow into the closets, replacing kitchen hardware, replacing HVAC crawl space duct work, and installing LVP flooring and new HVAC floor vents.

2. Quail Hollow House- I was so excited about refinishing the cabinets at this home. This house in Mt Pleasant is one of our favorites due to the open layout and convenient location close to Isle of Palms. Over the last 2 years with the owners support we have completely transformed the interior of this home. We had time to prepare for this one and this was the project I was most looking forward to in 2021. We wanted to showcase the butcher block countertops in the kitchen and decided to refinish the cabinets navy blue and install antique brass hardware. Not in photos but the owner also replaced all of the appliances with stainless steel appliances. We painted the walls gray and the wainscoting white. The owner picked out French gray tile looking wood floors which I adore compared to wood or LVP flooring. Out of the repair projects we completed this summer aesthetically this one is my favorite.

3. Harborgate Shores Ranch- This ranch style home is located in South Mt Pleasant. It is my favorite location in all of the greater Charleston area just 2 miles away from Sullivan’s Island. When we started working with this house mid April I knew we could rent it without substantial renovations due to the location, but I am really glad the owners decided to approve all of the repairs to transition this house back into a home. This was the largest project we completed this year taking 2.5 months to complete the entire scope. Repairs included testing popcorn ceiling for lead based paint, removing and smoothing popcorn ceilings, refinishing kitchen cabinets white with new black hardware, installing butcher block countertops with white subway tile backsplash, installing deep basin sink with new faucet, removing berber carpets and installing LVP flooring and new bathroom tile, refinishing yellow and green tub tile surrounds white, removing and installing new bathroom vanities, all new electrical outlets and outlet covers, painting all walls and trim, installing new black door knobs, hinges, and keyless entry, new washer and dryer, replacing the roof and fascia, pressure washing and painting the exterior. This project was conveniently located close to our office and we spent a lot of our time out of the office working in the home. With the assistance of the owner we chose new colors, floors, and fixtures that would compliment the age of this home.

4. Orange Grove House- We weren’t sure what we were going to find at the move out inspection on this house in West Ashley. We had initially planned to paint the walls and trim and replace a light fixture in the kitchen and install some 2” faux blinds. The owner opted to remove carpets in the bedrooms and install the same LVP flooring in the living area in the bedrooms. When we started the repairs we found none of the kitchen appliances to be working and had to be replaced. The yard was left with lots of huge tree trunks and debris. Our real estate whisper client just happened to stop by the home as a tree removal company was working across the street. He was able to hire them to remove the tree trunks. The bedroom flooring was not level and had to be sanded which created quite a mess. After the painting and move out repairs had been completed, we had the property professionally cleaned, the outside pressure washed, and the owner installed a garage door opener for remote access to the home.

5. The Regatta Condo- This one bedroom condo in The Regatta is in a great central location on James Island and makes our #5. We were given a strict budget. With the supply shortages and scheduling due to COVID it would have been challenging to stay in budget if the owner replaced the floors in addition to painting, ceiling repairs, and installing new light fixtures. At our last walk through prior to the move out inspection the owner opted Not to replace the floors at this time and use some of the funds to install new light fixtures (not pictured). We chose a light neutral paint color and white trim. There was ceiling damage in the bathroom from a previous water leak that was repaired. We painted the closets white as they were also yellow and removed broken accordion doors. Next move out the owner will be replacing the floors with wood, LVP, or wood looking tile.
