I am constantly preaching to Real Estate Investors the importance of following the lease agreement and not deviating from the terms and not allowing tenants to pay rent late or waiving late fees when rent is late. This article explains the importance of setting a precedent up front and not deviating from the lease terms to protect both the Landlord and the Tenant.
If the lease terms are deviated and not followed the entire lease agreement could be considered void if an altercation occurs. It’s not about being nice or mean. It’s simply about following the contract.
